Appraising is, by and large, a long term career. The rigors of becoming a licensed appraiser have increased more than ever in the past. So it goes without question in this day and age that real estate appraisal can unquestionably be called a profession as opposed to a trade. We have a lot of obligations as appraisers, but our chief duty is to our clients. More often than not, for a typical residential appraisal, the appraiser's client is the lender ordering the appraisal, and often the appraisal is ordered by a third party the lender has retained to maintain independence. It follows that appraisers are privy to a lot of information, and like an attorney, can only discuss many of these matters with their client. As a homeowner, if you desire a copy of the appraisal document, you normally have to request it from your lender.

Other responsibilities include accurate calculations appropriate to the nature of the report, reaching and maintaining a particular level of competency and education, and of course, the appraiser must behave in a professional manner.
